Property Management Croatia is a company based in Split and oversees all kinds of building, renovation and restoration projects in the Dalmatia area, including Trogir, Omis, Makarska, Marina, Primosten, Rogoznica, Sibenik, Zadar, Dubrovnik, as well as the inhabited islands of Brac, Ciovo, Solta, Hvar, Vis, Korcula, Lastovo, Murter and in the regions of Kvarner and Istria.

We have over 10 years experience and offer much more than project management and builders services. In addition we undertake to solve all the legal issues regarding the planning and building process. We work with contractors, architects, surveyors, lawyers, accountants and all the other professionals and give you one English speaking point of contact from our firm. Foreign owners and investors from overseas find this is essential to deal with our legal system and beaurocracy.


Building, renovation and restoration.
Professional Project Management in Croatia has to start with ensuring you have all the correct legal documents and permission from relevant authorities. Many of our projects come to us when builders are given the 'go ahead' to start work prematurely and the project is forced to be halted. It is easier, quicker and cheaper to get things right in the first place than to try to correct them later.

We undertake all kinds of projects: new buildings, old building renovations, building restorations, extensions, additional floors, and outside improvements such as swimming pools and patios. We liaise with local architects, (or one the client chooses) to create the plans and get prices from several builders who would be appropriate, always ones with which we have had previous positive experiences or with good reputations locally. If the job is smaller then we have roofers, plumbers, electricians who we can recommend and choose. All are experienced and qualified if necessary.

In addition to supervising and ensuring the building is completed properly we give full attention to the finances. On behalf of the client we release the money to the builders in small stages on completion and inspection of the work. Thoroughness in this area of our responsibility prevents many problems. We rely on our 'before and after' pictures and references to show what we have done.

Interior Design.
We will assist as much or as little as you require in scheming the Interiors of property. The sourcing, delivery and payment of furniture and fittings might not be straight forward to someone unfamiliar with Croatian tradesmen and shopping, especially for goods purchased for business.

Furnishing.
We can arrange delivery and fitting of furniture and other deliveries if you are absent.

Insurance and Other legal requirements.
We can establish what Insurance you need for your property and guide you should any claims be made. Other requirements are the registration of visitors for tourist tax, and arranging for registration of your property with the tourist board. These are areas which might be tempting to ignore but difficulties can arise by not cooperating with the Croatian authorities properly.

Landscaping and Garden maintenance.
Any grand schemes for your garden? We can get men with bulldozers or ladies with trowels ! Before major work is undertaken care should be taken to meet planning regulations. (eg swimming pools, septic tanks, tree cutting etc). We can also put you in touch with garden experts who will help with suitable plant species and planting schemes. General weekly/ monthly/ pre-visit tidying is also available.

Utility account management.
As it suggests. Have this done by us prevent hassle. Dealing with utilities is not always straight forward, (as in the UK) and this is one area where we can save difficulties arising, quite simply.

Accountancy and Bookkeeping.
Annual accounts must be submitted by property owners and businesses. We will put you in touch with experienced English accountants and bookkeepers to ensure your accounts meet the requirements and who will deal with your taxes, and tax rebates.

NEW PROJECTS

TROGIR, old stone house
After several years of sorting out the papers, (following bad advice from the purchasing lawyers) we are going to restore this Dalmatian stone house back into a dwelling with commercial use for the ground floor. Its location is in the World Heritage site of Trogir and all the plans had to be passed with the historical office. We will be employing builders and supervising the entire restoration project until completion.


BRAC, building land plot
We were approached by the owner of some land on Brac who wanted to build his own villa. We are obtaining the planning permission, and working with the architect and owner to plan his dream house. It is a 2 story villa which includes a swimming pool and will be built in the typical local style. We are handling the planning, the building, the payments and all liaison with authorities on behalf of the owner

The new building law has simplified smaller house builds - without a building permit for houses up to 400 sq.m.
